In Washington State, certain properties are located in areas that the state and local governments have identified as environmentally sensitive — commonly referred to as Environmentally Critical Areas, or ECAs. These can include things like wetlands, steep hillsides, flood zones, areas prone to erosion or landslides, and land near streams or wildlife habitats. Because these areas come with a unique set of risks, there are specific rules and regulations in place that apply to any construction work done on or near them — even smaller projects like adding a deck, building an accessory dwelling unit, or putting up a garage.

This is why doing your homework before starting any construction project is so important. If a property turns out to be within one of these sensitive areas, it can change the scope of a project significantly. Plans may need to be redesigned, additional reports may be required — such as a soil or geological study from a licensed engineer — and in some cases, a structural engineer may also need to get involved to make sure that whatever is being built is properly supported and safe for that specific type of ground and environment. All of this takes time and costs money, and finding out about it mid-project can be a stressful and expensive surprise.

The good news is that with the right guidance from the start, none of it has to feel overwhelming. I have extensive experience working through exactly these kinds of situations and can walk clients through each step of the process, helping them understand what is needed, why it is needed, and what to expect along the way — so there are no surprises and the project stays on track.

Another service I am excited to offer is the design of outdoor living spaces and backyard structures — think pergolas, trellises, gazebos, hot tub surrounds, benches, sheds, and workshops. If you have ever had a vision for your outdoor space but were not quite sure how to bring it to life, this is where that process begins. I work with clients to take their ideas and turn them into detailed design plans, complete with material specifications, framing drawings, and construction blueprints that can be handed directly off to a contractor or building trade of your choosing.

Whether you are dreaming of a shaded pergola for summer entertaining, a cozy workshop in the backyard, or a custom surround for your hot tub, having a well-thought-out design and a clear set of drawings before construction begins makes the entire building process smoother, faster, and far less likely to run into costly surprises. It also ensures that whoever is doing the building has everything they need to get the job done right the first time. My role in this process is focused entirely on the design and planning side of things — giving you a professional, polished set of documents that serve as the roadmap for your project, while leaving the hands-on construction work to the skilled contractors and tradespeople who will bring it all to life.
